Conveyancing of registered land of residential property (freehold or leasehold)
Fixed fee starts at £950 plus VAT plus disbursements.
Conveyancing of unregistered land – residential property (freehold or leasehold)
From £1,500 plus VAT and Disbursements, to reflect the cost of drafting the first registration.
Leasehold Extension – residential property
From £1,500 plus VAT and disbursements excluding negotiation or litigation.
Wills – Individual will without trust element
From £350 plus VAT and disbursements, if any. Discounts available for couples when drafted at the same time.
Wills – individual will with trust element and general tax advice
From £450 plus VAT and disbursements, if any. Discounts available for couples drafting wills at the same time.
Hourly rates are applied. Fixed fees are available for drafting Inheritance Tax return with advice from £500 plus VAT.
Drafting oath leading to Grant or Letters of Administration
From £500 plus VAT.
Deed of Variation with advice
From £600 plus VAT. Trust Declaration £550 plus VAT and disbursments if any.
Lasting Powers of Attorney
From £450 plus VAT and registration fee (£82) .
Other costs and payments
As our client you are personally responsible for the payment of our fees. We will also provide cost information to residuary beneficiaries. This is because they have an interest in the net estate. As costs and expenses of the administration will be deducted from estate funds. If a solicitor acts as an executor, a separate fee will be levied to reflect the additional responsibility of that role.
Disbursements are expenses we pay to a third party on your behalf. For example, in conveyancing it will include Stamp Duty Land Tax, VAT, Land Registry fees and search fees.
In litigation it will include court fees, application costs or searches, costs draftsman services or agency fees.
The fee we levy includes our cost of arranging the service, as well as all third party costs.

When we undertake conveyancing on your behalf, it is also implied that we act for your mortgage lender. Because of this we have a duty of care to them. This is in accordance with our professional duties, their mortgage conditions and the UK Finance (formerly CML) handbook.
We will pay interest on client account balances in accordance with the Solicitors’ Account Rules.
Financial Services Compensation Scheme (FSCS)
If we make a claim for a you as client, we will give certain personal information to the FSCS to help them identify you and any amounts you are entitled to. We will do this with your consent.
